Following the exterior load paths

DeSimone reported on November 2 that Villa Miami had reached its 650-foot architectural height. The waterfront residential tower remains under construction, with completion targeted for late 2027. Topping-out therefore marks a height milestone, not readiness for occupation. [1]

The engineer describes a reinforced-concrete, post-tensioned structure with sloping columns that merge and split through transitions at several floor levels. Its exterior frame carries gravity and lateral loads, removing the need for interior structural columns. Detailed lateral models mapped the changing column geometry and load paths; the team also studied construction sequencing and shear-wall performance. [1]

Editorial analysis: An irregular perimeter frame makes the route of forces through each transition especially important. Studying erection stages alongside the finished structure helps engineers examine how changing stiffness and temporary load conditions affect the design.
