Empire State Building

Refurbished windows and coordinated building systems show why an energy retrofit must be assessed as a package.

ValueMeasureScope and limits
38%Reported energy-use reductionOwner reports the retrofit reduction was validated and exceeded annually since 2010. This is energy use, not whole-life carbon.
6,514Windows refurbished onsiteThe owner reports reuse of more than 96% of existing window materials. This percentage does not apply to the entire building.

Treat the envelope and services together

The owner describes window refurbishment, radiator reflectors, adaptive lighting and elevators that recover energy otherwise lost as heat. Reducing demand at the facade and improving the equipment that serves it can complement each other. A window-only saving should not be added to the whole-building percentage as if it were a separate benefit.

What an engineer would check next

For an independent assessment, request the energy baseline, weather and occupancy adjustments, floor-area boundary, fuel breakdown and measurement period. A percentage reduction alone cannot establish annual energy intensity or carbon intensity. Changes in the electricity supply can also change operational emissions without changing the building’s energy demand.

The interpretation above identifies questions for engineering review. It does not fill gaps in the source with assumed performance data. Read the primary account ↗
