Two towers enter construction

Swire Properties announced on 1 October 2026 that construction has started on The Residences at Mandarin Oriental, Miami on Brickell Key. Kohn Pedersen Fox designed the development, which pairs a 66-storey residential South Tower with a 33-storey North Tower containing hotel rooms and residences. Completion is anticipated in 2030, rather than confirmed as an achieved milestone. [1]

The developer describes a shared, multi-level amenity podium of 100,000 square feet connecting the towers. The groundbreaking follows the controlled demolition of the former Mandarin Oriental hotel earlier in 2026. The release does not specify the foundation system or structural framing design. [1]

Engineering perspective

Editorial analysis: For a waterfront development with two towers and a connecting podium, future technical reporting on foundations, differential movement and construction sequencing would offer more useful engineering evidence than the groundbreaking milestone alone.
